Custom Home Features That Can Add Value to Your Property

Dotcom Design • December 10, 2020

Building a custom home is a lot of fun. You can make the design just the way you want it. One thing to keep in mind is that the choices you make are going to affect the worth of your home. The right custom features will increase your properties worth. This means that some of the cost that goes into the remodel can increase your home equity.

Metal Roofing

Metal roofs are more durable than standard asphalt shingles. Some will even last as long as your home. If you live in an area with more severe weather conditions, this can really come in handy. Metal roofs can keep out moisture with a lower incline angle than other materials. This gives you more design flexibility. You’ll also see that your power bill goes down as the sunlight is reflected away from your home. In the case of a fire, a metal roof is noncombustible so your house will enjoy greater protection. The biggest downside to a metal roof is the cost, but fortunately a lot of the cost of a metal roof will simply go into increasing your home equity.

Energy Efficient Design

Home buyers are more concerned about energy efficiency than ever. Not only do they want to save on their utility bills, but they are also concerned about protecting the environment. Many are willing to pay more for a house that reduces greenhouse gas emissions. You can have a more efficient design by using insulated windows, low ceilings, adequate ventilation, and renewable energy sources. If you’re interested in renewable energy sources, consider installing solar panels or windmills. These can be a great way to reduce your electricity bill.

A Larger Garage

A large garage is extremely attractive to large families, car collectors, and hobbyists. The extra space allows for more storing more cars and possibly a home workshop. Large families and car enthusiasts don’t like to have all their cars parked outside. This can raise their insurance rates and increase the risk of their cars being stolen or vandalized. At the very least, leaving a car outside exposes it to the elements which can take their toll over time. A larger garage means greater security and maintenance savings.

A Deck

There are many benefits to building a deck onto your new custom home. First, there is the beautiful aesthetic of a wooden deck. Second, it’s extremely functional. A deck is a great place to host outdoor parties on warm summer evenings. You can put your grill out there and a few tables and enjoy yourself some nice BBQ. If you design the deck to support heavy loads, you can throw a hot tub out there and enjoy some hot and bubbly relaxation times with your friends and family. You can also relax by throwing out a couple of hammocks on the deck.

Sunroom

A sunroom is a beautiful addition to the home that can help you feel more connected with nature. Build it facing the most beautiful view outside of your home. The natural light in your home will help improve your health and mental wellbeing. It can be the perfect place to have a small dining area. You could also use it as a place to do your morning yoga, or even as a nice place to curl up and read a book. Just keep in mind that sunrooms can get cold or hot depending on the outside temperature if they are not well insulated. Use energy efficient windows and make sure that the room has good air circulation.

Home Theater

As more and more movies and shows leave traditional theaters and move to streaming platforms, you might start missing the theater experience. That doesn’t have to be the case if you build yourself a custom theater room. Having a theater room separate from your normal living room TV has many benefits. Gamers and kids can use the theater room without bothering those in the rest of the house. You’ll also enjoy being able to watch a movie in privacy if you don’t want your young kids peeking. And don’t forget the awesomeness of surround sound on a big screen with nice comfy seats.

Dance/Fitness Studio

Not everyone enjoys the gym atmosphere. Waiting in line for a specific machine surrounded by people posing, flexing, and taking selfies is not everyone’s cup of tea. Having a home fitness studio is ideal for the person that wants to get in a good workout but doesn’t have time or desire to go to a gym. They’ll also enjoy the benefits of skipping the monthly gym fees. If you use wood floors covered with mats for the equipment, a home gym can also double as a dance studio. This is an incredibly attractive feature for families that have children that are interested in the arts. A dance studio gives their children a place where they can hone their talents without paying the price of commercial studio fees.

Music Room

It is extremely common for parents to want their children to learn an instrument. Unfortunately, many parents don’t realize how painful it can be to listen to their children play in the early years. Hours and hours of instruments being played out of tune can quickly lose any charm that they once had. A music room that has been sound proofed can be just the answer. This gives a place for people to practice their instruments without disturbing the rest of the house. This allows for people to practice early in the morning or late in the evening if that is what their schedule requires. You can also use the room as a recording studio. The soundproof walls will help eliminate outside noises as you and your kids try to record your musical performances.

You probably have a budget for your custom home that limits you from implementing all the features you want right away. Fortunately, you don’t have to do everything in one go. Design your house so that you can easily add features as your finances allow. For example, if a home theater is outside your budget, consider building the room for the theater and installing it later. Work hard and you’ll soon have the home of your dreams.
