How to Know if Your Custom Home is Ready for Move-In

You are probably chomping at the bit to move into your custom home, but you might regret moving in too early. It is always easiest to make changes on an empty home, so be sure that everything is done before moving day. Here are three signs that it is time.

You’ve Finalized Everything With the Builders

Before moving in, you should do a final walk-through with your home builder. This is a chance, not only to make sure everything has been done according to plan, but for you to learn the inner workings of your new home. You will likely learn about the home’s various operations, needed maintenance, and the warranty. Keeping up with needed maintenance will go a long way to making the house last. You should also carefully inspect every nook and cranny of the new house. Now is the time to request any corrections or adjustments.

You’ve Had a Home Inspection

It may seem like overkill to have a home inspection on a new build. However, it is recommended that custom homeowners have not just one inspection, but three. An inspection can catch issues early so you can deal with them sooner rather than later. First, it is common for new builds to have a foundation inspection. This ensures that everything is right with the excavation, grading, anchors, and footing before the foundation is poured. The second inspection is the framing inspection, which ensures that all of the structural components are properly installed. Last, you will want a third-party inspection to ensure that the home has been built to code and local building standards.

You've Completed Funding

If you have a construction loan , you will either need to pay it in full upon completion or transfer it to a conventional mortgage. With either of these options, funding should be completed before moving in. Occasionally, problems can arise when transferring the loan. Traditional home loans will require a few extra steps, such as strict building code compliance and having an appraiser out. It is always best to make sure funding goes through before moving all your stuff.

Building a new home is exciting! You might feel like you just can’t wait to move it, but it is wise to make sure these three things are complete before you do. And you will be enjoying your brand new home before you know it!
